As you know he has put the rent up. I want to write him a letter basically telling him i am on benefits now (he never knew) think the house said no DS. Anyone know anything i could add like i am pregnant cannot afford it...and basically if he is putting it up no matter what i say i want a gas fire because we dont have one...and if we are still there when the baby comes we will need one as its freezing. Theres also mould in the 2 front rooms which he knows about because the window leaks in. Any ideas would be great...i just dunno how to word it xxx

sounds like you have a nice landlord . . .

if he doesnt already know you are pregnant, tell that the forthcoming rent rise has heavy financial considerations for you as you are pregnant and need money for baby, say that this has left you with no choice but to have applied for housing benifit and have been successful.

though if youve been getting the benift and its been going into your account, you dont need to really tell your landlord, we didnt!!! they never knew!!! as long as the rent is paid it shouldnt matter, most people that say no DSS will accepte it from a current tenant!hope that helps x

Thanks my landlord is an arsehole. I don't want to sound funny on the letter though. We have been claiming for ages it goes into my bank account and he knows i am pregnant we told him a few month ago.
Heres what i wrote off the top of my head...will probably fix bits
£15.00 extra a month doesn't seem alot but it is to me...as lately i can't afford shopping and have fell way behind with my water so i am in shit for that.

Just to let you know we got your letter. I don't know if you know but since getting pregnant i gave up work because of morning sickness. Now we are just managing with bills and payments from housing benefit. If housing benefit will not pay anymore towards the rent i don't know how i will be able to afford an extra £15.00 a month as it is alot to me, especially with a baby due in a few month. If we end up staying in the property after the baby is here we are going to need a fire as the living room is freezing with only the one heater and the baby will be freezing after baths. Another thing i am worried about is the mould in the two front bedrooms it seems to of spread to the little front room. I have cleaned it alot of times but it just comes back, with the radiators on or not. One of them rooms will be the babies room which is why i am worried asi do not want the baby breathing in mould if you understand me.

If you cant afford the rent and they say they are still going to raise it, then contact the council while still continuing to pay rent, and say that you cannot afford to pay your rent so are going to be left homeless. The council will tell you to say where you are (as you are pregnant) and once the landlord serves an eviction notice the council will find you a council house.

Im just about to go into a rented house and if they put the rent up after the 6 months Im not going to be able to afford it, so I will tell them I cant, and if they refuse to keep the rent the same amount then Ill be doing the meathod above. You may only get a studio or one bed house, but once your little baby turns one, you are entitled to a 2 bed house and your rent will be so minimal youll be much better off. I know its a hassle, but see what your landlord says first, and then contact the council if they refuse to keep it the same price. This must be a stress that you just dont need. As a single mum about to move out I can totally see how £15 a month will make a huge impact.

How about something like this? I would recommend that you keep copies of all correspondence. Good luck! :)

Dear Sir,

Thank you for your letter dated .... I would be grateful if you would take the time to listen to a few concerns that I have regarding this and other matters.

As you are aware, I am currently pregnant and due to severe morning sickness I have unfortunately had to give up working for the time being. This has meant that I am now reliant on housing benefit to pay my rent and it is unlikely that they will pay the additional £15 per month. (nb can you check this out for definite before sending the letter, then you can say that they definitely won't pay it) I am struggling to meet bills at the moment and the proposed increase will mean that my outgoings will exceed my income. I would be very grateful if you would be able to reconsider the increase, at least for the time being.

I would very much like to remain in this property, however I have a very serious concern regarding the mould that is growing in both front bedrooms as well as now starting to spread to the living room. As I am sure you are aware this poses a health risk, especially with a new baby in the house. I have cleaned this several times to no avail as it keeps returning, therefore I would ask that you arrange a mutually convenient date for this to be fixed. I would also like to request that an additional heater be provided as the current set-up of only one small heater in the lounge is not adequate for a small baby in winter months.

Yours Sincerely

Thanks hun yeah the council basically told me i had no chance. Will see what they say if he still wants to raise it. Couldn't of come at a better time...not lol xxx

That sounds really good baby bean i think i will copy and paste that and print it out lol thanks alot xxx

Think baby bean has it covered :)

The council had to re-home me once my landlord sold my old flat but it was a pain and I had to go into a temp bedsit. Luckily only had to wait a few months after that for my house.

Good luck

I think by law if you have to go into temp accomodation thye have to store your furniture for you.....this might not be correct though. They stored mine using a local charity who helps people with furniture etc.
