I have really bad credit rating and dont really have a guarantor.
i private rent and would like to move to a different area as i didnt know this area and am really not keen on it. i def dont want annabelle going to school around here.:eh:
does anyone know if i will be able to move and which is the best way to go about it? xx

tbh hun with a bad credit rating and no guarantor you've got no chance really :( i dont want to stay where i am now, but i dont think i've got much choice cos not many people take DSS!

same boat hun but i hav debt with the council, but still try and see landlords and explain why you hav a bad credit rating and they might be willing to help!

The best thing to do is avoid estate agents and find a private landlord who deals wiv the house him/her self. Look at supermarket ads, local paper classifieds or just word of mouth xx

Hi me and my husband don't have a great credit rating but we managed to pass two checks for both the flats we have rented I think it would be worth speaking to the estate agents and letting them knownyour situation as some landlords are more relaxed than others

I agree with the others, try find somewhere that is privately rather than with an estate agent. Im having a similar trouble in that no where wants to take housing benefit. Grrr.

ive seen the other side of private renting from a person n not thru an agent, if things go wrong u dont have a leg to stand on n if u cant get hold ov ur landlord, are kinda buggered,

if u can prove that ur up to date with paying ur rent, regardless of if uv got bad credit, or a gaurantor.. then u shud b fine,
all the landlords search for is that ur on electoral register at ur place (i used to work at an estate agents)

in regards to housing benefit, if ur rents more than HB will pay and u pay on time again, they cant say anything, the way they pay HB sometimes puts landlord off if they pay it to you and then u pay the full lot to the landlord incase they dont get it, but i kno some councils will pay the landlord the HB and then u pay the top up (if there is one)

id fight the HB thing with any landlord, its gauranteed income to them regarless of where it comes from n they shouldnt be so stuck up sometimes!!

good luck, n id consider renting thru an agent cos it will give u someone / where to turn to if things go wrong

In same boat, but not as bad as we in a council flat, we just want to move to a house rather than a gorund floor flat. They won't move us as we have two bedrooms but we hate our upstairs neighbour who smokes weed all the time and is a noisey twat to be honest grrrr

So the only hope we got is for a swap off someone or private renting but you need to pay first months rent before the council will pay the benefits :( So with no job we are going to struggle x

Thanks everyone.

i will look at the privately advcertised stuff then in papers and that :)

Im not on benefits. im on full time maternity pay?

xx

u might be entitled to some help with ur rent while ur off on maternity leave, but still same principles apply,

n u shudnt need a gaurantor then if uv gota job

x

I would not say you have no chance at all! We've done it! My OH has terrible credit from being silly when he was younger. He is in an IVA at the moment which is due to end next year. If you look around and find an understanding landlord then there is every possibility! We explained the situation to ours and he sat down with us and looked at payslips, bank statements etc and decided he was confident we could afford the rent and would waiver the credit check.

You just need to look around and be completely honest with your potential landlord.

xx

We are saving up too cause need to move out of my 1 bed flat before bubba arrives - I'm currently in council and am trying to get a 2 bed council flat but I don't think my chances are that great. So it looks like we may have to go private and to be honest you are not just looking at first months rent in advance, but also around a months rent as a bond.....for me in Sheffield that is around £800- £1000....I think credit rating is only a problem if you go via an estate agent, but I think they are rip offs anyway as they charge admin charges and credit charges and all sorts so I'd definitely just go for privavately advertised landlords...like everything there are good and bad ones and just be careful before you sign xx

Hope have you tried council and housing associations as well? I know housing is all a bit of a mess right now but even if you do get somewhere else to rent you could put your name on there lists? Just a thought, you might have already done this.

well im private renting a 2 bed now and i fail my v=credit check because i gave all my debts to a debt consolodator last year!! helped me out in short term but obviously doenst help the credit rating. its weird though. im able to get mobile phone contracts but not a catalogue?! no idea how that works??!

But yeah i think i will look for private ads and see what i can find :) im hoping to get my deposit from here back so that shouldnt be tooooo bad x
