hey.

right i have a problem, i have a big leaking ceiling in the bathroom, and it's leaking right near the light, it's nicely been made from the man up stairs,

it's been leaking for about 4 day now and I've called the pluming people etc and one came round and didn't say much.
these wore his extact words, oh that won't fall though ( the celling that is) you'll be fine, I'll go up stairs and sort it out.

that just made things worse... so last night another came round and just said there is nothing i can do until he answer the door. now the man up stairs is an acholic and he doesn't answer his door to anyone.
they just said there is nothing they can do until he rings and hasn't got a phone.

so the last plumper just made holes and said that should take the pressure off the celling and just went. so we have two leaks and too fat holes.

we can't have a bath, we can't put on the light. :x

i can't and won't stay in a flat where they is water and electric mixing. :shakehead:

what should i do

Do you rent? Shouldn't your landlord do something?

Landlord. Now. :shakehead: that's what they get their rent for. Tell them you wanted something sorted immediately.

If it's private - solicitors first thing in the morning and a quick letter stating that you want something done or you will be looking for compensation. Actually you will be anyway for the damage already caused.

i'm private. i've told my housing officer. what i've told you that's what they told me.

it's like they won't do anything. untill yhat di*khead makes the call.

Then call your local consumer protection dept (part of council) tomorrow morning and get them to tell you your next step to get your landlord to take action. You have rights about what you pay your rent for and for the safety of tenants.

it's now dripping from the light it self

if your HA has an emergency number call it and tell them. Tell them you will be getting in an independant electrician now if they don't check it out tonight and will send them them the bill as the water is now making your flat dangerous.

right i went upstairs and the guy DID NOT answer the door :wall: :wall:

i called the emergancy line and they just said they is nothing we can do untill he calls them :wall: :wall:

Failing any help from the HA, ring your local CAB - Citizen's Advice Bureau. They're usually pretty good.

Alternatively, have you tried going up to the man above and hammering on his door or slipping a note under the door?

got to go to bed (complete lightweight  ) hope you get a result with the ideas from the pms  Definatly get support from Consumer Protection and local MP tomorrow

water near light is very dangerous and he should sort it out asap.

Maybe call the police if your not getting an answer, the guy could be dead!!! If he is not answering the door then they can break it down just n case anything maybe wrong. Then get the plumber round asap to turn his water off....

Is it a council flat because if it is they shouldnt fob you off like this, they have a duty of care to you and your family. Im a housing officer myself and have had this situation many times. Basically what they should do is inform the guy upstairs that they are returning at a set time in 24 hours if he isnt in or doesnt answer the door they will force access and repair it themselves. Thats what we do at our place anyway. Next time you phone just state that they have a duty of care for your safety and they must sort it or you will take it further. If that doesnt work then get on the phone to your local councillor.

FFS. No wonder the council gets a bad name. Im a very good housing officer by the way :D
