Ok I managed to stay cool for most of the day but now I discover I will be without hot water and heating for WEEKS!!! The letting agents tried telling me that it would be fixed tommorrow and I thought it sounded a bit strange to be that quick. I was thinking at least a couple of days. So anwyay I called the plumbing company and asked them how long it will be and they said WEEKS and that they know the only reason the letting agents told me tommorrow is because Im pregnant and they dont want me to get stressed ( thats what they had said to them!!!!!!) :wall: :wall: :wall: :wall: :wall: FFS Im so pee'd off :cry: :cry: :cry: :cry: :cry: I just live in the bath at the moment and now I feel lost!

I am going to find out what I can do about it though as I am sure that I shouldnt have to live in a property that has no hot water or heating. The day I moved in the boiler was broken and that was 1 yr ago and they have had all this time to fit a new one and they just kept putting it off until now. I might seek advice from CAB as I dont think I should be paying all this rent to live in somewhere without water etc.
 
Not entirely sure on what your rights would be but I agree with you sounds like you should get a reduction in your rent.

I honestly cant believe they would leave you for weeks without hot water, especially under your circumstances, I would expect you to be priority.

Just been reading about your plug, hope you manage to get your water fixed before your lil man makes an appearance, you need your bath :hug: :hug:
 
I have to be very careful as I am due to renew my contract next month. God if I could find another property I would, I have 7 days to find one!! If I that wasnt hanging over me Id withold rent until its fixed. I still might say I want money off as the property isnt fit to live in.

Firstly don't stop paying your rent - things could take a turn for the worse and you could end up being evicted through breech of contract.
You should be entitled to a reduction for having no heating/hot water especially with a new baby nearly here.

I would report them to ARLA - if they are a member - and complain of their conduct. If you have the name and address of your actual landlord then I would write to them too informing them off this problem. I rented through a letting agency but the landlords address was at bottom of contract.

Write a detailed letter stating exactly when the problem started and of all the dates & times you have rang/emailed and who you have spoken to. Ask for the letter to be acknowledged. Tell them you would like to have heating/how water in the next 3 working days or you will get 3 quotes for the work and take it from your rent.Inform the letting agency of their responsibilities as an agent to you as the tenant.

Also put in the letter that if after 1year no one can sort this out within 3 days then you WILL stop paying your rent until it is sorted. I am confident that no judge in the country would side with them.

There is a legal responsibility for LL/LA to maintain water/heating supplies.

I would also inform your health visitor and get her on side she will stick a rocket up their bum!!!

It's disgusting how some LL/LA behave. They are quite happy to take our money but are not so quick to face up to their responsibilities.

They can't leave you with no hot water now that you're reaching your due date :x

I'm a bit rubbish with rights etc but I'm sure they can't get away with that the cheeky f*c@*(s!!!!
The hot water is the worst thing...how are you supposed to have a bath and what about when your LO arrives and you need the heating on?

I had this argument with my aunt when my son was a baby. had no boiler for three months. The council said aslong as I havemy wall fire (which only one bar worked) then I had to be patient.

My aunt is an housing manager and said my rent is for a roff over my head a a secure front door. I went mad!

I am sure, as you are nearly ready to have your baby, that they have to do something.

I lived in a flat where we had no hot water or heating fro 8 weeks.... it took so long to repair because it was a shared boiler between 10 flats and no one could agree on a quote, so it wasn't the landlords fault it wasn't fixed quicker, we got a rent reduction for that time, and he bought us a second kettle.... have you ever tried to fill a bath by boiling kettles???? :rotfl:

It was summer and I knew the landlord was doing his best but i wouldn't stand for it now, especially with a baby on the way...

Have the plumbers told you why it will take so long? Is there some specialist part that has to come from outer mongolia (the only excuse for it needing to take weeks).

If it's for something that could be speeded up by using different plumbers or ordering parts from somewhere else then that is what they should do...

Also could you get your MW or doc on side, surely they should be able to support you in that you shouldn't have a newborn in a house with no hot water....
 
Well it took me an hour and alot of walking but I filled the bath with saucepans and kettles and Im all fresh and clean!!!!!!!!!!!!! :cheer: :cheer: You have no idea how happy I am now!! I can deal with it taking an hour to fix a bath so I'll be fine :D
 
Thats terrible, surely they have someone they can call to get it fixed asap.
I hope you get it sorted soon hun.

BTW, if you are using other forms of energy to heat your water and rooms be sure to claim the extra costs back from your landlord if those bills are not included in the rent. A simple comparison with previous months energy bills would suffice for a claim I would think.
