When to pack?

We've put an offer in on a house, it's been accepted, today the mortgage has been approved, tomorrow I pick up the passports from Liverpool and on friday they're doing the survey and the other wot-not (haven't a clue what the other wot-not is though). When should we start packing????? We're prepared to offer more if someone tries gazumping us this time, but what are the chances of it falling through now? I don't want to start packing and planning for the move if we're going to get let down again.

firstly you'll need to wait for the survey results...just in case there is something structurally wrong with the property...you may not want to proceed.

Then you're pretty safe once contracts have been exchanged, before then anyone could come in with a higher offer or the sellers could pull out. Once you have exchanged contracts its legally binding on both sides, you might be able to set a completion date, but it will depend on the sellers, if they've found something etc.

Looks good tho - plenty of room for a big family!! wish we could get something that size, it would cost about half a million upwards in Edinburgh!
