Kit Homes?!

Im house hunting to find a place near where my parents live, Im really struggling to find anywhere that makes sense! :lol: Im spoiled cos my current home is so well laid out it has everything, en suite, utility, garage, garden, and I cant imagine living without these things now. A lot of the houses round here are really old, which means they have loads of character and Id love a stone place with a woodburner etc.. but most of them dont even have a toilet upstairs, I mean WTF?! on top of that house prices here are higher, meaning, selling my 4 bed there, I wont have enough equity to buy anything more than a 3 bed here, but as OHs planning to move here, we ned a 4 bed (3 bed and study as Im self employed now) or even 5 TBH as I do want to have another baby and so does he. :wall:

So My parents own a couple field that my great uncle owned and they inherited, theyre rented to local farmers and the rate hasnt changed since the 60s. My parents dont know what to do with them, they asked me if Id even want to inherit them.

Im starting to think maybe I should ask them to give me a chunk of the field now and leave the rest of it to my brother and sister and dont leave me anything in their will, is that too cheeky?! its down the road, and if I have the land, realistically how much do you think Id need to build a house?!

I have no idea what theyre gonna say TBH, do you reckon it will be hundred and hundreds?! And Ill have to pay to get drains, electric etc... to the property. How much do you reckon theyre gonna say for it?! bear in mind they dont build it, just send all the parts incl kitchen sink and Id have to pay a builder to actually build it.

This is likely to be a pipe dream but Im hoping it will be the answer to all my problems! the layouts amazing, Id be so happy. I want a bungalow cos my parents might end up moving in when theyre old :roll: (I say might, theyve told me they are. )
 
Hi, we were looking into building a house and spoke to Roy homes as their houses are beautiful. There is a pricing schedule on the website for the kit but it depends where you are for how much delivery will cost. Hey are in Inverness and to deliver 120 miles they quoted about £4k.
Have you checked if you will definitely get planning permission as it's not easy to get in some areas.
A rough rule of thumb is it will cost £100 per square metre to build a reasonable quality house, that's excluding services. It will give you sizes on the site.
We found it difficult as none of the gas water companies etc would give us quotes for services before buying the plot.

thank you, good to hear of their reputation, the houses are gorgeous, Ive fallen in love with a different bungalow now!

Id have to get a seperate builder, Id just buy the kit cos Im so far away, Im guessing delivery costs could be a few thousand then! I suppose the first step is to get planning permission, then find a builder who'll work to the plans then order the kit?? Im so hoping I can afford to do this, Id never get a home so nice round here without winning the lottery!
 
I don't think you'd struggle to find a builder as timber frame kits are fairly easy to erect. Just make sure you shop around. Be prepared, planning permission can take years to get. Xx
 
I know someone who had a field and couldn't get planning permission.... So they put some pigs on the field went back and said I need to build a house on my field as I need to look after the pigs and they got it!! Say your a farmer! Good luck the bungalow looks amazing x

That can work but they can dictate what style of a house you have to build so need to be careful. You would also need the field to be in your name first xx

good grief! We have chickens... I could move some to the field :/

Im hoping that by applying to build a bungalow they'll be more likely to accept as it wont block views :pray: at least with a kit home the design is there ready. Ive emailed a local builder this morning to make an early enquiry. We'll see what they say!
 
I hope you can get planning permission. I was looking at some of the other houses from this company. They're so nice.m we would love to build our own house when we decide to settle back in the uk
 
i really hope this can be done hun, you have it all planned out, so if everything falls into place then it will be fantastic!

Hate to say it but i don't think chickens would warrant an agricultural permission!! It needs to be something that needs constant care like sheep, pigs, cows or horses. Do some research before you apply or it may e more difficult to get a yes once you've had a no.
Planners can be notoriously difficult as we're finding out xx
