Got ripped off BIG TIME

Instead of our £800 deposit for our old flat, my sister and I only got £55 back by cheque when we left the property!!!!!

Landlord said the flat wasn't up to letting standards but we worked our butt off to clean it as best as we could, and everyone said the flat was absolutely fine!

He said he's had to repaint the walls, steam/change the carpet, etc...

Now we're asking him for reciepts of all the repairs he made so we can see it on paper. And all of a sudden we don't hear from him anymore :x
He never gets back to us and blames it on the agency, but the agency doesn't have a clue what's going on!!! :x :x
 
I thought the landlord had to allow for reasonable use of the property which I thought includes a coat of paint etc, I would definately speak to CAB and see what they can tell you.
 
I would take this further hun, he has to provide proof that work was carried out

We got stung before for all our deposit but that landlord is getting his little by little :wink: he just doesn't know its us causing him grief :lol:
 
They cant charge you for wear and tear to the property. I definately think about taking it further, these ass holes shouldn't be allowed to get away with it!

I think your landlord is taking the piss.

I know when we leave the flat its in our agreement that carpet cleaning will be deducted from the deposit. But takin nearly all of your £800 deposit and not proving what had to be done is bringing up alarm bells for me.

Dont let this one go. Thats alot of money if you ask me.
 
Our bad landlord that ripped us off didnt have an inventory but our last landlady came and visited the flat before we moved out and checked the inventory to make sure everything was cool.

Did he not do that with you I take it?

My bro recently had a similar problem and I contacted Shelter who are specialists in this stuff.
It is now the law that all deposits are held by a governing body who is independent (there are about 3 of them). If there are any disputes over desposits, this body hears both sides of the story from you and the landlord before making a decision on how much the tennant should be given back. But basically it avoids this situation happening because funds can only be released once an agreement is made between tenant and landlord.
The fact that he clearly hadnt put your deposit in a trust means that he has broken the law and you can take him to the small claims court and sue him for 3 times the amount of the bond.

I would tell him that and that you have this on good legal authority and hopefully watch him squirm before hastily giving you your deposit back!!

Either that or sue the b*stard and get £2400 off him!!! That would serve him right.

do you have a contract hun maybe have a look in there also get legal advice. At the very least he should give back £400 not £55!!

Keep persuing this, dont let him get away with it, so many bloody well do! insit you see reciepts of everything he has had tp purchase and if he dosnt coperate threaten him that you will take this further!
