flat viewing!!

am off to see that flat tomorrow :D but i dunno what questions and stuff i need to be asking - aside from if it was the exact flat that someone was murdered in :lol: any advice? am well excited!!
 
Heating - insulation (what kind does it have? Cavity wall? Makes a difference on your bills)
Repairs - as you have 2 very young children, what is the maximum time your landlord will take on repairs - and if it is something serious (i.e. hot water, heating, leaks etc. or anything dangerous that could affect the children) then your rights to not pay your rent until it's fixed (not phrasing it like that but find out...some landlords are right .....heads)

Erm...security?

i just really hope its not shit when i walk in!! and its available the start of next month, so i'd only have a couple of weeks left here :yay:
 
they just rung me to arrange a time, there's a couple going to see it before me, bloody hope they hate it!!

I'd take all your ID etc.. and cheque book for a deposit with you. I had to run to the agents office from a flat once to get it cos 3 couples were viewing at hte same time and I loved it, heard one of them say, this is it, lets go for it. I turned out the flat dragging my sister by the wrist and ran to the agents to reserve it! Loved it too, even though it was quite a rash decision!
 
what ID would i need? driving licence and what else? must find chequebook as well!!
 
Normally its 2 forms of ID. Utility bill is usually fine, but if you're with parents maybe just take passport and drivers licence or birth certificate? Its cos they run a credit check. It might be on the estate agents website what you need. You could take the cash if you cant find a cheque book, I never know where mine is cos you dont need em these days! Actually, thinking about it, they might not reserve it til the cheque has cleared so cash might get everything signed and sealed quicker! Maybe ring the agent before hand and ask what you'd need to bring in to reserve a property?
 
You can usually reserve flats with just the deposit. i didnt have to show ID i just gave my details and the credit checks went through after. But you can find out from your estate agent as tiny said.

how does the whole process work then? just go along, give them a deposit and they do credit checks? i'm so confused by it all!!
 
it does vary, the last agent I used had a reservation fee. I think it was like £70 or something to take the property off the market and cover the cost of credit checks. Then once its gone through they'll want a deposit (usually 1 months rent plus £100) and the first months rent in advance, you'llbe given a contract to sign and keys and you're away. Its bloody expensive!!! The agent I was talking about before only took it off the market once you started the ball rolling with credit checks etc... they did get things done a lot quicker though.

When i moved here i viewed the property on saturday and i asked if anyone had viewed it and he said "yes theres a woman thats intrested but she cant move in till march" So i said i want it what do i do and he said to give him £295 for the credit checks and that was what held it, i had to give him my details and my guarentors details (which later i had to add another one to add up there earning to £22000 i think) once all that was done i paid deposit and 1st months rent on the day i got my contracts. But another company wanted at least £700 out of £1300 to secure another property. Talk to them today. good luck! x
 
woahhh thats so expensive to pay for credit checks! Does some of that money go towards the deposit or do you lose it?
 
If you're moving from one rented place to another you dont but I moved back into my parents for 6 months then into a rented place and they wanted my parents to be guarantors (sp?) even though I was 25 and had rented for 3 years before never missing rent! Probably depends on the company again. would your parents do it for you?
 
They usually want guarentors if you dont work or work part time. My credit checks cost £200 for me and £95 for my guarentor. Oh and ask if after 6months u have to pay any more admin fees or a contract signing fee!! Some companys dont tell u unless you ask but after 6months or 1yr when you renew some charge you for renewing! x
