Present the house to the estate agent as you would to any potential buyers. If the estate agents sees that you are taking care of the house, he will see that you are serious about selling and be more inclinded to recommend the house to buyers. Estate agents know that people pay more for a well maintaned house and therfore they will value it higher.
here are some of my tips:
- Turn all the lights on in the house (more light = the impression of space)
- Remove net curtains and open normal curtains nice and wide (for same reason as above)
- Clean the windows (for same reason)
- Mow any lawns and perhaps buy some cheep pot plants to put by the front door
- Put ALL clutter in the loft (or hide it under the bed if you dont have a loft!)
- Make sure the house is spotless (I hate this bit!)
- If you have any smelly pets (like a dog!) dont have them in the house for viewings (or any evidence of them). I put my dog and all of her things in the car or get DH to take her for a walk
cat litter trays are a big No No too
