Selling house, any tips?

I've got an estate agent coming round tonight to do a valuation on my house.

This is the first house I've sold so has anyone got any tips that will impress the estate agent so he think the house is worth millions?
 
im not sure (never owned a house to sell!), but i would think about your target market. If its a one bed, then it will be more than likely professional people/couples - mention the good traffic links, local night life, etc...

If its more of a family home, mention the local schools etc...

sorry not been much help.
 
As long as you tell him all the info, I don't think cosmetic stuff will change what he thinks, thats more when you get buyers round I think.

Present the house to the estate agent as you would to any potential buyers. If the estate agents sees that you are taking care of the house, he will see that you are serious about selling and be more inclinded to recommend the house to buyers. Estate agents know that people pay more for a well maintaned house and therfore they will value it higher.

here are some of my tips:

- Turn all the lights on in the house (more light = the impression of space)

- Remove net curtains and open normal curtains nice and wide (for same reason as above)

- Clean the windows (for same reason)

- Mow any lawns and perhaps buy some cheep pot plants to put by the front door

- Put ALL clutter in the loft (or hide it under the bed if you dont have a loft!)

- Make sure the house is spotless (I hate this bit!)

- If you have any smelly pets (like a dog!) dont have them in the house for viewings (or any evidence of them). I put my dog and all of her things in the car or get DH to take her for a walk :D cat litter trays are a big No No too :puke:

I hope some of these help. DH and I do property developing so have bought and sold a few houses...and dealt with lots of estate agents too :roll:
