Hi All,

We have finally decided to bite the bullet and move from our 1 bed to a 2 bed! My next door neighbour wants to buy my house (due to the amount of parking) and im currently negotiating a figure with him (hes a motor trader so not the best person to deal with!) I've decided not to use an estate agent but i will obviously get a solicitor. Has anyone sold their house without an estate agent? Any tips or things to look out for?

Also.. I need to renew my damn HIPs (i had my house on the market last year) The estate agent i was chatting to said it will be around £110. Does this sound right?

Once the house is sold the solicitor takes over from the estate agent anyway so as long as the person buying gives you his solicitors name just pass it to yours and bob's your uncle. You don't really need an estate agent unless you want to advertise and even then you could do that yourself and save a few quid.

No idea on hip renewal. Just pain £300 for our hip so £110 sounds fair  .

sorry I can't help re hips but I sold my house privately to my mum last year. I had three estate agents come out to get a good idea of market value and we negotiated from there, i obviously was happy to sell a bit under cos I was saving on estate agent fees and well cos she was my mum!

Good luck!

I've just found out that if you sell privately you dont have to have a HIP's!
