Remortgaging flat - With credit problems

As you may know my flat is on the market just now but just not selling.
We decided to remortgage it and take out some of the equity. My mortgage is £25000 and the flat is worth £70000. We want to take out an additional £10000 to buy a car and pay some debt
I approached my mortgage lender Alliance and Leicster and they knocked us back on the grounds of sensible lending???

So we went to a mortgage advisor and told him we have some dodgy credit, nothing awful but not squeaky clean either.
He phoned today and told me we had been knocked back on bad credit and could he see my credit file.
The only bad thing on it is a catalogue debt for £471.00 which i have an arrangement to pay off.
He reckons its pretty harsh knocking me back and is going to try and convince them to loan to me.
Im sitting here meant to be working but am completely pre occupied with thinking about this loan.
if it doesnt come thru we are really going to struggle when i give up work.
Anyway ive written it all down and have my fingers crossd

i dont think any lender is wanting to lend really hun, we started the process of buying our apartment back in may and its still going on now. so far all other lenders bar ours has stopped lending on the build (its a new apartment block) and the ones we are supposed to be with are messing us around so much its unreal. at the min we are waiting on another buyer to have his survey done for the same mortgage company but using a different surveying company to ours as our surveyor report didnt meet the building societies lending criteria.

its not just you having problems getting a mortgage hun.
