Double buggy help

I'm due to have my baby in may and my son will be 2yrs 8 months.
Normally I would not need a double buggy but I do very long dog walks and combined with the fact my son has refused to walk anywhere outside for the last 3 months (!!) I am thinking it may be better to get a double buggy.

I have a few 'wants' ...

ideally I would like to be able to have baby in carrycot/car seat and older son sort of in front if that makes sense? Or even at the side of baby but not sure about side by side designs(whether they are too wide?)
I've looked at different ones where baby is underneath and where toddler is underneath (are they easy to get the one underneath in and out? The thought of baby underneath I'm not sure on)
I only have a budget of £3-400) ideally I would like 3 wheels but not essential!
 
Thread stalking!

I'm in same boat DS will be 2yrs 7 mths when LO is born. I have out n about nipper and love the single but not sold about the double being side by side. Saying that it is so lightweight and easy to push. Looking at Phil n teds for which suits terrain we live in by like the look of city mini buggies and I candy. Xxx
 
I've read good reviews about the new out n about nipper and it being very narrow so fits through normal doorways etc. just need to go and try it and see it in the flesh I think.
 
I have the single out n about nipper! Pissed off because I bought it 3 weeks before finding out I'm Pregnant! I'd highly recommend the double - a friend has it and she goes everywhere in town and out on country walks with it :)

I'm due when my son will be 16 months - for ease I'm buying a proper double pram rather than a buggy type thing
 
It's amazing off road by the way! What it's built for :)
 
What's your single like off road?

Oh it's brilliant I use it for running with through fields and off road on hard terrain. It's good through snow aswell. I think the hood is great but the pockets on the hood are a bit flimsy with the zip.

It's easy to shop with aswell but I'd recommend some buggy clips to go on the bar.

I think I'm talking myself into getting the double now!xx
